A preforeclosure lead is an owner working against a calendar. In California the clock starts with a notice of default recorded by the trustee, runs at minimum ninety days to a notice of sale, and then twenty-one days to auction. That structure matters because it tells you exactly how much room a seller has and what they actually need from you. They are not comparing your offer to full retail value. They are comparing it to a foreclosure that wipes out their remaining equity and their credit at the same time. The sellers in this category are reachable and generally direct about their situation, because by the time a default is recorded the problem is already public record and they have been contacted by other buyers. What they respond to is a specific number and a closing date that lands before the sale date. Vagueness loses these deals. The practical requirement is speed. Verify the sale date, the arrearage and whether any junior liens exist before you commit to a number, and be prepared to coordinate directly with the loss mitigation department.
